A burst communal heating system flooded two basement apartments in a high end mansion house next to Hyde Park

The reinstatement works needed to be carried out as soon as possible and to a high specification.

This was because the alterative accommodation costs were extremely high for similar accommodation and the leaseholders/tenants were elderly.

We were appointed to act for the landlord and loss adjustor.

An initial assessment and investigation was carried out to ascertain the extent of damage but much of the burst pipework was enclosed.

Following the initial assessment we prepared a specification with a two week tender period and negotiated with the loss adjustors.

During the work it was necessary to remove some of the concrete floor where it was found that the corrosion of pipework was significantly more extensive effecting both communal and leaseholders pipework.

Additional works were therefore necessary to resolve these issues and reduce the likelihood of the recurrence in the future.

As a result we provided a detailed and apportioned breakdown between communal and tenants works for final negotiations with the Loss Adjusters.
